It was 2005 when we first arrived here, attracted by the most wonderful countryside and beautiful towns and villages. The perfect location for the adventure of a lifetime. Now we are retiring it is time to move on and we are selling the house.
The house has 4 good-sized bedrooms each with it's own ensuite shower and wc, a large lounge with a modern efficient woodburner, separate dining room and kitchen. All rooms have thermostatically controlled radiators installed in 2005 and the windows are double-glazed. The house has approx 250 sq.m of habitable space.
The furnishings include many interesting items such as the armoires as well as more modern pieces. Subject to negotiation we will include much of the furniture in the sale price so the house is ready to move into and even to continue the B&B business if desired.
Whilst located in the village we have no immediate neighbours although all of the local people here have been so kind and friendly to us from the day we arrived. Only 15 minutes away is the thriving market town of St Cere which has every facility you would need. Just 5km away are a doctor's surgery, general stores, post office, boulangerie and a couple of restaurants (one is a Michelin star).
The property sits on land of 6,300 sq.m. about 0.6 of a hectare or 1.5 acres. The garden has been a labour of love, particularly for Alex. When we arrived, nothing had been done to it after its formal planting 45 years ago when the house was originally renovated. After a lot of careful pruning, planting and general hacking we now have a very attractive garden with all year round interest.

The Lot department in south-west France is a wonderful mix of beautiful medieval villages and towns surrounded by glorious unspoilt countryside and offers a unique variety of landscapes. After more than 12 years exploring the area we still find undiscovered corners that are a delight. With a wealth of history from prehistoric times through roman and medieval settlements right up to the modern age, there is something to satisfy everyone's curiosity.
The new airport at Brive serves London (Stansted) and Paris and the local train connects to the Paris-Toulouse mainline. For travelling by car the A20 autoroute passes through the department.
We are located in the north of the department which is particularly noted for the number of nationally recognised "plus beaux villages de France" as well as internationally famous sites such as Rocamadour and the caves at Padirac. Even with all this on your doorstep the area never seems too busy and it isn't hard to find a corner to relax and enjoy the splendours of the Lot.
Not far from the house you have the departments of the Cantal, the Correze and the Aveyron, each with it's own distinct character and charm.
The Income Opportunity
Our plan was always to open a B&B or Chambres d'Hotes and starting from scratch in 2005 we built up a successful business that consistently featured in the top 10 of Chambres d'Hotes in the Lot on Tripadvisor. We were awarded a Certificate of Excellence for several years and you can read over 100 lovely reviews by past guests here.
It has been the most incredible
experience, one that we wouldn't have swapped for anything. Not only
have we met guests from all over the world but many have become friends
who we have visited in their own countries.
We closed the business in 2017 following our retirement but have retained the website address for any buyer who might be interested in carrying on the business or setting up their own business. The website is named after the area where the house is located "Jardin du Segala" and has regularly appeared on the first page of search engines.
Subject to negotiation we will include the website address and the goodwill in the sale of the house along with many items of furniture, fixtures and fittings to run your own business.
